Large townhouse complex proposed for rural Riverbank Drive

The proposal is for 56 stacked townhouse units and 53 row house units

A bucolic corner of the Cambridge populated by estate homes, older homes and farm fields is poised to grow again.

The real estate investment company Intermarket Cam Limited, the firm behind a number of developments in the city's north business park, has applied for an official plan and zoning bylaw amendment to build a 109-unit townhouse complex at 245 Riverbank Drive.

The 2.85-hectare property contains a single detached home, agricultural fields and natural heritage features and is located along the bend of Riverbank Drive between King Street East and Allendale Road.

The official plan amendment asks to re-designate the lands from rural residential to low/medium density residential with site specific policy to allow 56 stacked townhouses and 53 row-house towns.

The site specific policy would permit a density of 55 units per hectare where the current designation for that density only permits up to 40 units per hectare.

Rezoning the site is necessary to permit the stacked townhouses, higher density and increased number of attached units. A maximum number of eight attached one-family dwelling units is requested but only six are permitted now under the requested zoning.

Only 70 parking spaces are proposed in a conceptual site plan of the development.

The property backs onto land on Intermarket Road where a business park is expected to take shape. Access to the townhomes would be from Riverbank Drive.

Several submissions are included with the application, including a planning justification report, stormwater management report, scoped environmental impact study, site grading and transportation impact study.

The city has scheduled a public meeting for June 18 at 6:30 p.m. in council chambers.
