Langs proposes converting home on Concession Road into medical office

Langs Farm Village Association wants to transform a three-bedroom bungalow on Concession Road into medical, health and community office space to support the Langs Hub down the road.

A public meeting will be held Dec. 10 to discuss an application to rezone the property at 1273 Concession Road from its current residential zoning.

The application says two parking spaces will be provided on site, but zoning bylaw for a medical office requires six, one for a practitioner plus 2.5 spaces per 100 square metres of gross leasable commercial floor area for all professional office uses.

Based on the proposed use, the city requires 11 spaces under current zoning.

Langs is proposing that nine other spaces are available across the street at their overflow parking lot on the west side of William G Davis Public School.

There are no proposed changes to the exterior of the existing single-detached dwelling, except for the construction of a new accessible wheelchair ramp for future patrons and patients.

The organization has submitted a cover letter, site plan and planning justification report which states "it will assist Langs in their continued contribution to building strong and healthy communities by utilizing an existing one-storey structure to provide community health office space that is compatible with the surrounding neighbourhood, supporting active transportation and opportunities for transit access."

The Dec. 10 public meeting begins at 6:30 p.m. in council chambers and those who wish to speak can do so by registering a delegation.
