Galt Library remains for sale with several parties showing interest

The Galt Carnegie Library building on Water Street has been a staple in the city since it opened in 1903 but has been up for sale for months.

The building has been listed on the market since May and there have been numerous people showing interest with a variety of ideas for the the space.

“We don’t have any active offers but we've had several offers and several interested parties,” real estate agent James Boudreau said.

“It’s very reassuring.”

Those looking into the potential purchase include those pondering the idea of condominiums, office spaces, an Air BnB and as an investment.

Boudreau admits that showings hit a bit of a lull right before the holidays but are starting to pick back up.

They also needed to halt tours of the property after a water leak was found that required repairs.

People walking by may also have noticed a cracking foundation over the past few years. Workers are on site this week repairing the damage caused by general wear and tear around the parged foundation.

But the cracks are nothing for potential buyers to worry about, Boudreau says.

“Quite some time ago we had a structural company come in and do an assessment,” he said.

“They said the cracking was cosmetic.”

Updates have also been happening inside the building. According to Boudreau drywall had arrived a few weeks ago and the interior space is well on its way to being completed.

The old library is a designated heritage structure, which under the Ontario Heritage Act means the facade and other elements cannot be altered.

“When it comes to heritage properties the designation requires you maintain the front and there can be no signage on the building,” Boudreau said.

“Other than not being able to change any of the facade, the property has great zoning. The bones and mechanical side of things have all been updated. It’s really nicely finished inside from the basement to the third. It’s a gorgeous building.”
