A commercial property next to the Dundas and Franklin roundabout could be getting some built-in customers if a proposal to add a six-storey, 130-unit, mixed-use residential tower gets approved.
The proposal to sever the 2.56 hectare property at 311 Dundas St. S. is heading back to the city's committee of adjustment next month after first appearing on the agenda back in December 2021.
The large, diamond-shaped property is home to an RBC Royal Bank, Boston Pizza, Wendy's and Tim Hortons. All four businesses would be retained on the existing lot.
The owner, Camrich Holdings Ltd., wants to sever an empty, rectangular strip at the eastern edge of the property, next to Chester Drive, to build the mixed-use tower, which would have commercial space on the ground floor.
Vehicular access to the building would be from Maple Bush Drive.
Early plans show 56 underground parking spots with over 230 spaces in total.
The minor variance is required because the five stories of apartments above would have a gross residential floor area of about 80 per cent, or 10,421 square metres of a 13,216 square metre total gross floor area, whereas a maximum of two-thirds, or 67 per cent, of the total is what's permitted.
The site is designated for medium to low density housing in the city's official plan and the planned number of units comes in under the maximum 40 units per hectare allowed.
City planning staff recommended approval of the project in 2021.
