Developer proposes massive two-tower project on Kitchener side of Highway 401

Property is located adjacent to planned Stage 2 LRT route but outside of the Sportsworld transit station area

Burlington based LJM Developments has applied to the City of Kitchener to build this project on King Street East next to Highway 401.

A Burlington developer's proposal to build a two-tower mixed-use development on the border of Kitchener and Cambridge could have implications for Preston residents.

The City of Kitchener will hold a neighbourhood information meeting on the proposal on Oct. 16. 

The property at 4611 King St. E. is located just north of the Highway 401 overpass of King Street East before it turns into Shantz Hill Road.

The property is owned by Imperial Oil Limited and the proposal is from GSP Group on behalf of LJM Developments out of Burlington. LJM is the company behind an approved plan to build a five tower residential development on Water Street South in Cambridge. That project has yet to break ground.

A virtual public meeting on the company's Kitchener zoning and official plan amendment application is scheduled for tonight at 7 p.m.

The developer seeks to rezone the site from the existing ‘Arterial Commercial Site-Specific Provision 88 (COM-3 (88)) Zone’ to the ‘Mixed Use Three (MIX-3) Zone’.

Site-specific provisions are required to permit a number of regulations, including maximum building height, maximum floor space ratio, and maximum number of storeys.

The proposed towers would be 25 and 30 storeys in height atop a seven storey connecting podium. The towers would contain a mix of 726 residential units, from one to three bedrooms in size.

In the podium beneath each tower there would be a mix of residential units, indoor and outdoor amenity space, 1,242 square metres of office space and 650 square metres of retail space.

Parking for 501 vehicles would be located in an underground garage with some on the surface. It would also have space for 404 bicycles.

The property is located next to the future Stage 2 ION route to Cambridge but the Sportsworld Major Transit Station Area is located approximately 200 metres west of the property. The proposed Sportsworld Transit Station would be about 1.3 km from the subject property.
